Requesting a Lien Search
Interested parties, such as title companies and individuals, may request the City to check its records for open violations and outstanding liens against a property for a NON-REFUNDABLE fee of $85 per address. The City will search its records and report any open code violations, liens that appear in the records, as well as any other known outstanding charges or assessments against the property. All lien and code violation searches will be processed between one (1) to three (3) business days upon the date received by our department. You will receive the letter via email or fax.
Once the property is in compliance, assessments/lien fees are paid, the City will prepare an Affidavit of Compliance and Release of Lien in order to have the liens removed from the public records of Miami-Dade County.
Please be advised that the information contained in the lien letters is limited to the City of Doral and does not include any information with regard to the liens, assessments or other charges imposed by Miami-Dade County or any other agency.
You must provide the folio number for each property for every lien search that you request. If one folio has more than one address, an $85.00 fixed fee will be charged for each address. You must provide the property identification number on the City's Lien Search Request Form so the City is certain of the exact parcel you wish searched. The property identification number is also known as the folio or parcel number. You must provide your email address, telephone and fax number.
If you do not know the identification number for a property, you can go to the Miami-Dade County Property Appraiser's website and conduct a Property Search by either the owner's name or property address. Once the page for the property is accessed, you will find the property identification number located in the top left hand corner of the page (it is shown as Folio No).
The lien letter will show the exact same information as shown in the Miami-Dade County Property Appraiser's.
Submitting the Request Form
You must use one form ( available here) for each folio and send it separate from other requests you may have for other departments in the City.

Pay the lien search fee by cash, check / money order, or debit / credit card.
Hours of operations are 8:00 am to 4:00 p.m. weekdays.

The city reserves the right to release the results of the lien search contingent on bank clearance of payments made by check.

Note: Issuance of a Lien Search Report by the City of Doral shall not relieve the requesting party from the responsibility of searching the Public Records of Miami-Dade County, Florida, for any and all liens or other documents recorded by the City of Doral, Florida against the property and/or property owner.
